New Construction Communities in Mansfield TX
Mansfield has several newer communities offering new construction and recently built homes.
Each community is different. Home prices, lot sizes, builders, amenities, HOA dues and additional assessments can vary, so it is important to compare more than the homes themselves.

M3 Ranch
M3 Ranch is a newer master-planned community in South Mansfield in Johnson County.
The community covers approximately 900 acres and is planned for about 1,600 homes at buildout. Buyers can find several builders, with homes ranging from roughly 2,100 square feet to more than 4,000 square feet.
Lot widths include approximately 40, 50, 60 and 80 feet, giving buyers different options depending on the builder and section of the community.
M3 Ranch does not have a PID or MUD.
South Pointe
South Pointe is a master-planned community in South Mansfield located near Highway 287 and Highway 360.
Development began in 2015, and the community includes homes at several price points. Lot widths range from approximately 50 to 85 feet.
South Pointe also includes community amenities such as trails, green spaces, ponds and recreational areas.
One cost buyers should understand when comparing South Pointe with other Mansfield communities is the PID. South Pointe has a PID assessment in addition to normal property taxes.
Somerset
Somerset is another newer master-planned community in Mansfield with newer homes and community amenities.
Buyers considering Somerset may want to compare its homes, location, amenities and total monthly costs with communities such as M3 Ranch and South Pointe.
Somerset does not have a PID or MUD.
What to Know About Buying New Construction in Mansfield
When comparing new construction homes in Mansfield, don’t look only at the builder’s advertised starting price.
The final cost can be affected by the lot you choose, structural options, design upgrades, HOA dues, property taxes and additional assessments.
Builder incentives can also make a difference. Depending on the builder and home, incentives may include help with closing costs, financing or discounts on certain inventory homes. These offers can change, so we recommend looking at the complete deal instead of choosing a builder based on one advertised incentive.
Property taxes and additional assessments are another important part of the comparison.
For example, South Pointe has a PID, while M3 Ranch and Somerset do not have a PID or MUD. Those differences can affect the monthly cost of owning two similarly priced homes.
Location within the community matters too. Consider the lot size, what is behind the home, nearby roads, future development and where the home sits within the neighborhood.
