If you’re considering new construction, compare the complete price of the home rather than looking only at the advertised starting price. Lot premiums, elevations, structural options and design selections can change the final cost.

Lot Sizes in Somerset

One feature that may stand out to buyers comparing Somerset with other newer communities is the variety of lot widths.

Somerset includes approximately:

  • 50-foot lots
  • 70-foot lots
  • 80-foot lots

Lot size can make a noticeable difference in backyard space, distance between neighboring homes and the types of floor plans available.

Even within the same community, two homes can feel very different depending on the lot.

If backyard space or distance between homes is important to you, pay attention to the specific lot rather than looking only at the floor plan.

Somerset Amenities

Somerset offers several community amenities and outdoor spaces.

These include:

The ponds and parks are spread throughout the community, so the location of a home can affect how close you are to different amenities.

When comparing homes in Somerset, we recommend looking at the home’s location within the neighborhood in addition to the house itself.

What Buyers Should Know About Somerset

Somerset offers newer homes, several lot sizes and master-planned amenities, but there are a few things we think buyers should consider when comparing homes here.

Somerset is smaller than some nearby master-planned communities

At approximately 460 acres, Somerset is smaller than communities such as M3 Ranch and South Pointe.

Some buyers may prefer that. Others may want a larger community with a different mix of amenities.

The important thing is understanding the difference before deciding which community fits what you’re looking for.

Pay attention to the lot

Somerset offers 50-, 70- and 80-foot lots.

The lot can affect more than just backyard size. It can also affect which floor plans are available, distance between homes and the overall feel of the property.

Compare the complete cost of new construction

If you’re looking at a new construction home, don’t compare homes based only on base prices.

The floor plan, lot premium, elevation, structural options and design selections can all affect the final price.

Builder incentives can also change.

Somerset does not have a PID or MUD

This is useful to know when comparing Somerset with other newer Mansfield communities.

For example, South Pointe has a PID assessment, while Somerset does not have a PID or MUD.

That doesn’t automatically make one community better than another, but it can affect the total cost of owning a home.

Somerset vs Other Mansfield Communities

Buyers considering Somerset may also look at M3 Ranch and South Pointe.

All three offer newer homes and master-planned amenities, but there are meaningful differences between them.

Somerset is approximately 460 acres and offers 50-, 70- and 80-foot lot options.

M3 Ranch is a larger community with approximately 900 acres and lot widths ranging from around 40 to 80 feet.

South Pointe is approximately 870 acres and has a PID assessment.

Home styles, builders, amenities, lot sizes and available inventory also vary between the communities.
