South Pointe Property Taxes and PID
Property taxes are one of the most important costs to understand when comparing South Pointe with other Mansfield communities.
South Pointe is located in Johnson County.
For 2025, the combined base property tax rate for a Mansfield home in this part of Johnson County was approximately 2.17%.
However, that does not tell the entire story for South Pointe.
Does South Pointe have a PID?
Yes. South Pointe has a PID.
PID stands for Public Improvement District.
The South Pointe PID adds an assessment on top of the normal property taxes. Because of this, buyers should not compare South Pointe with another Mansfield neighborhood using only the base property tax rate.
For example, M3 Ranch is also located in Johnson County, but M3 Ranch does not have a PID or MUD.
That means two similarly priced homes in South Pointe and M3 Ranch could have different total housing costs even though both communities are located in the same county.
The actual PID assessment can depend on the specific property. Buyers should verify the current PID assessment and tax information for any South Pointe home they are considering.
South Pointe HOA
South Pointe has a homeowners association that helps maintain community amenities and common areas.
Current HOA dues: $950
HOA dues and what they cover can change, so buyers should review the current HOA documents and fees for the specific property before purchasing.
Schools Serving South Pointe
South Pointe is served by Mansfield Independent School District.
Current zoning includes:
- Brenda Norwood Elementary School — Pre-K through 4th grade
- Alma Martinez Intermediate School — 5th through 6th grade
- Charlene McKinzey Middle School — 7th through 8th grade
- Lake Ridge High School — 9th through 12th grade
School attendance boundaries can change. Buyers should verify current zoning for a specific South Pointe address directly with Mansfield ISD before making a home-buying decision based on school assignment.
South Pointe Location

Its location provides access to Mansfield as well as other parts of the Dallas-Fort Worth area.
South Pointe is also near Texas Health Hospital Mansfield and within a short drive of Downtown Mansfield, H-E-B, Costco, shopping, restaurants and other everyday services.
This part of Mansfield continues to see residential and commercial development, so buyers should consider both what is around a home today and what may be developed nearby in the future.
What Buyers Should Know About South Pointe
South Pointe offers newer homes, several lot sizes and a long list of community amenities, but there are a few things we think buyers should understand before purchasing a home here.
South Pointe has a PID
This is probably the biggest financial detail to understand.
The approximately 2.17% base property tax rate does not include the full effect of the PID assessment.
When comparing South Pointe with another Mansfield community, look at the complete estimated tax and PID cost for the specific property rather than comparing only the advertised tax rate.
Lot sizes vary
South Pointe offers lot widths ranging from approximately 50 to 85 feet.
If backyard space, privacy or distance between neighboring homes matters to you, pay attention to the lot and section instead of looking only at the house.
Different sections can feel different
South Pointe has been developing since 2015.
Because of its size and different phases, one part of the community may offer a different setting, lot size or home style than another.
We recommend driving through the entire community rather than judging South Pointe based only on the area around a model home or one entrance.
Compare the total cost of new construction
If you’re considering a new construction home, the advertised starting price isn’t necessarily what you’ll pay.
Lot premiums, structural options, design upgrades and other choices can increase the final price.
Builder incentives can also change.
We recommend comparing the complete offer, including the home price, upgrades, lot, incentives, property taxes, PID assessment and HOA dues.
South Pointe vs Other Mansfield Communities
Buyers considering South Pointe often also look at other newer master-planned communities in Mansfield.
M3 Ranch is one example.
Both are located in South Mansfield and offer newer homes, multiple lot options and community amenities.
One important difference is that South Pointe has a PID, while M3 Ranch does not have a PID or MUD.
There are also differences in builders, lot sizes, home styles, amenities and location within Mansfield.
Neither community is automatically the better choice. The right fit depends on the home, lot, budget and features that matter most to you.
