M3 Ranch is located on the south side of Mansfield near Heritage Parkway and Highway 287.

Several phases remain, which means construction will continue in parts of M3 Ranch.

Other buyers may prefer a neighborhood that is already completely built.

Lot sizes can feel very different

M3 Ranch has lot widths ranging from about 40 feet to 80 feet.

A home on a 40-foot lot can feel very different from one on a 60- or 80-foot lot.

If backyard space, privacy or distance between homes matters to you, pay close attention to the specific lot and section.

The Heritage Parkway entrance may surprise you

One of the main entrances into M3 Ranch is off Heritage Parkway.

Parts of Heritage Parkway have a more industrial feel, which can surprise buyers visiting the community for the first time.

M3 Ranch can also be accessed from Main Street, which has a more residential feel.

Once you are inside the neighborhood, the setting feels very different from some parts of Heritage Parkway.

We think this is worth knowing before your first visit so you can judge the community as a whole rather than only by one entrance.

Compare what is actually included

If you’re buying new construction, don’t compare builders based only on the base price or model home.

Lot premiums, structural options, design upgrades and other choices can increase the final price.

Builder incentives can also change depending on the builder and the specific home.
