Mansfield has several communities associated with new construction, but they’re at very different stages. Some still have homesites available for ground-up builds. Some have quick move-in homes under construction. And others are nearing the end of their current phase, with only a handful of new homes remaining.

For example, South Pointe has had several builders over the years, but Coventry Homes is now the only active builder. In M3 Ranch, Highland Homes and John Houston Homes is finished in its current phase, and Perry Homes has only three homes remaining in its current phase.

So rather than giving you another list of every builder that has ever built in Mansfield, this guide focuses on where you can still buy a new home in Mansfield in 2026, who’s currently building, and what your options look like today.

Where Can You Still Buy a New Construction Home in Mansfield?

New construction in Mansfield currently ranges from townhomes in the $300s to larger single-family homes on 90-foot lots.

As of August 2026, new construction is still available in M3 Ranch, South Pointe, Somerset, Rockwood, Birdsong, View at the Reserve, Oaks Preserve, Parkside and Main Street Village.

But they’re not all at the same stage.

Some still have active homesites and multiple floor plans to choose from. Others have builders approaching closeout. That’s why checking the current status of a community matters just as much as knowing which builders have historically built there.

M3 Ranch

BEST FOR: Master-planned amenities, multiple lot sizes and move-up buyers

M3 Ranch continues to be one of the larger new construction communities in Mansfield, but builder availability is changing as portions of the development are completed.

Several builders have built in M3 Ranch over the years, including American Legend Homes, Perry Homes, John Houston Homes and Highland Homes.

Who Is Still Building in M3 Ranch?

As of August 2026:

  • American Legend Homes — Active
  • Perry Homes — 3 homes remaining in its current phase
  • John Houston Homes — Finished in its current phase
  • Highland Homes — Finished in its current phase

That’s an important distinction.

Someone researching M3 Ranch online may still find older information showing all four builders associated with the community. That doesn’t mean every builder still has homes or homesites available today.

M3 Ranch has offered homes from approximately 2,100 to more than 4,000 square feet, with lot widths that have included 40-, 50-, 60- and 80-foot options across different phases and builders.

The community also has no PID or MUD.

For buyers looking for a Mansfield master-planned community with move-up and higher-end new construction, M3 Ranch remains one of the communities I’d compare. But current builder and homesite availability matters considerably more now than simply looking at the historical builder list.

South Pointe

BEST FOR: An established master-planned setting with limited new construction still available

South Pointe has been one of Mansfield’s major master-planned communities for years, but its new-construction story is changing.

Past builders have included Grand Homes, Drees Homes, K. Hovnanian, Boyd Builders and John Houston Homes.

Today, Coventry Homes is the only builder still actively building in South Pointe.

As of August 2026, Coventry has approximately 19 homes remaining, with options across multiple lot sizes.

That’s very different from a newer development where buyers can walk into several model homes and compare multiple active builders.

South Pointe spans roughly 870 acres and includes a resort-style pool, amenity center, ponds, parks and trails.

Does South Pointe Have a PID?

Yes.

South Pointe has a PID, which creates an additional ownership cost buyers should consider when comparing it with Mansfield communities without a PID or MUD.

That doesn’t automatically make South Pointe a poor choice.

A buyer may decide the neighborhood, amenities, location, homesite or house itself outweighs the additional cost. The important part is understanding the total cost before making the decision.

If South Pointe is specifically where you want to buy new, the bigger issue in 2026 is that the window of opportunity is getting smaller.

Somerset

BEST FOR: Multiple builders, a wide range of home and lot sizes and no PID/MUD

Somerset remains one of Mansfield’s more active options for buyers who want new construction.

Two builders are currently active:

  • Bloomfield Homes
  • John Houston Homes

John Houston is selling in Phase 5, with homesites approximately 50 to 60 feet wide and around 120 feet deep.

Bloomfield offers a wider range of homes and homesites. Depending on the section, buyers can find lots ranging from approximately 50 to 80 feet wide and homes extending beyond 4,000 square feet.

That range is one of Somerset’s strengths.

A buyer who doesn’t need a huge house can consider the community alongside someone looking for a considerably larger move-up home.

Somerset is in the Johnson County portion of Mansfield and does not have a PID or MUD.

The roughly 460-acre master-planned community also includes a pool, clubhouse, playgrounds, ponds, parks and trails.

For buyers comparing Somerset with South Pointe or M3 Ranch, I would look beyond just the base price. Compare the actual homesite, property taxes, HOA/PID costs, floor plan and location within the community.

Rockwood

BEST FOR: Larger new homes and estate-sized homesites

Rockwood is particularly interesting for buyers who put lot size high on their wish list.

Bloomfield Homes is currently active in Rockwood.

Drees Homes has also built in the community but is sold out in its current phase.

Bloomfield offers homes ranging from approximately 2,300 to more than 4,200 square feet, including larger floor plans and estate-sized homesites.

Rockwood also has no PID or MUD.

That combination makes it worth comparing for move-up buyers who want more house and land without an additional PID or MUD assessment.

And just like M3 Ranch, this is a community where checking current builder status matters. Finding a builder associated with Rockwood in an older search result doesn’t necessarily mean that builder currently has inventory.

Birdsong

BEST FOR: 60- and 70-foot lots with a good selection of floor plans and quick move-in homes

First Texas Homes is currently building in Birdsong.

As of August 2026, the builder offers 18 floor plan options and approximately 10 quick move-in homes.

Homes are offered on 60- and 70-foot lots, which gives buyers more homesite width than they’ll find in some newer developments.

Birdsong also has no PID or MUD.

If you’re considering Birdsong, one question I’d ask is whether you’re looking specifically to build from the ground up or whether you’d consider a quick move-in home.

A quick move-in can shorten your timeline considerably, but depending on how far construction has progressed, you may have fewer opportunities to choose finishes and other options.

View at the Reserve

BEST FOR: Buyers who want newer single-family construction on 50- or 60-foot homesites

Tri Pointe Homes is currently building at View at the Reserve.

Buyers can choose between two collections:

  • 50-foot homesites with seven open-concept floor plans
  • 60-foot homesites with nine larger designs

That’s 16 floor plans across the two collections.

View at the Reserve also has no PID and no MUD.

Community amenities include a dog park, playground, green space and pavilion.

For buyers who want traditional single-family new construction but don’t necessarily need a 70-, 80- or 90-foot lot, View at the Reserve fills an important space in the Mansfield new-construction market.

Oaks Preserve

BEST FOR: 90-foot homesites and larger move-up homes

Oaks Preserve stands out among Mansfield communities with new construction because of the size of both the homes and homesites.

GFO Home is currently selling Phase II, with homesites approximately 90 feet wide and floor plans ranging from roughly 3,000 to more than 4,200 square feet.

Oaks Preserve also has no PID or MUD.

For buyers looking for a larger new construction home in Mansfield, this is a very different product from a community primarily built around 40- or 50-foot lots.

The lot itself is a big part of the appeal.

That’s important because upgrades inside a house can be changed later. Lot width, backyard size, what’s behind your house and your position within the neighborhood can’t.

New Townhome Communities in Mansfield

Not every buyer looking for a new home in Mansfield wants a detached single-family house.

Two newer developments offer another option: brand-new townhomes.

These aren’t traditional build-from-the-ground-up communities, but they belong in this guide because they give buyers an opportunity to purchase a never-lived-in home at a lower price point than much of Mansfield’s detached new construction.

Parkside

BEST FOR: New townhomes under $400K and a convenient central Mansfield location

Parkside is a new Ashton Woods townhome community at East Debbie Lane and North Walnut Creek Drive.

The community currently offers two floor plans, Dartmouth and Berkley.

Both are two-story townhomes with:

  • 3 bedrooms
  • 2.5 bathrooms
  • 2-car garages
  • Approximately 1,697–1,712 square feet

Current builder pricing ranges from approximately $357,990 to $397,490.

Parkside includes green space, ponds, walking paths, a covered pavilion and courtyard areas.

Clayton W. Chandler Park is also next door, with playgrounds, a splash pad, skateboard plaza, fishing pond, trail and multiple sports courts.

Parkside isn’t competing with a 4,000-square-foot house on a 90-foot lot. It’s a different type of purchase.

For someone who prioritizes a brand-new home, lower maintenance and a sub-$400K price point, that’s precisely why Parkside deserves to be on the list.

Main Street Village

BEST FOR: Lower-maintenance new construction close to Downtown Mansfield

Main Street Village is another Mansfield townhome option, built by Impression Homes.

The community is located about half a mile from Downtown Mansfield and offers six townhome floor plans ranging from approximately 1,684 to 2,189 square feet.

Current builder-advertised starting prices range from approximately the low $360s to upper $380s, although available inventory can be priced differently.

Community amenities include a dog park and pickleball courts.

Location is one of Main Street Village’s biggest differentiators.

Someone considering this community may care less about getting the biggest backyard possible and more about having a newer, lower-maintenance home near Downtown Mansfield.

Which Mansfield New Home Community Is Right for You?

The communities above offer very different types of new construction.

If you want a larger homesite, Oaks Preserve stands out with 90-foot lots, while Birdsong offers 60- and 70-foot lots and Somerset has options ranging up to approximately 80 feet.

If avoiding a PID or MUD is important, M3 Ranch, Somerset, Rockwood, Birdsong, View at the Reserve and Oaks Preserve all have no PID or MUD. South Pointe does have a PID.

For buyers looking for a larger move-up or higher-priced new home, M3 Ranch, South Pointe, Rockwood and Oaks Preserve are worth comparing.

Buyers who prefer a newer, lower-maintenance townhome have two very different options in Parkside and Main Street Village.

The right choice ultimately depends on more than the builder. The home, lot, location, taxes, HOA, amenities, schools and total monthly cost should all be part of the comparison.

Can You Still Build From the Ground Up in Mansfield?

Yes, but not in every community or with every builder.

Some Mansfield builders still have homesites where buyers can select a floor plan and build. Others are selling homes already under construction or quick move-in inventory, while some are nearing the end of their current phase.

M3 Ranch is a good example. Older information may show several builders in the community, but John Houston is finished in its current phase, Highland Homes is no longer active, and Perry Homes has only three homes remaining in its current phase as of August 2026.

If building from the ground up is important to you, check current homesite availability rather than relying on a community’s historical builder list.

What About PID and MUD Costs?

This is one of the meaningful differences between Mansfield new home communities.

M3 Ranch, Somerset, Rockwood, Birdsong, View at the Reserve and Oaks Preserve have no PID or MUD. South Pointe has a PID.

That doesn’t automatically make one community better than another.

A PID or MUD is one part of the total cost of owning the home, along with purchase price, property taxes, HOA dues, insurance and other expenses.

For buyers focused on keeping ongoing housing costs down, however, it’s an important comparison to make.
