Mayor Jim Ross has recently proposed the idea of integrating a high-speed rail or a similar system to alleviate traffic congestion, especially in the bustling entertainment district. This area, home to attractions like Six Flags, Globe Life Field, AT&T Stadium, and Texas Live, often struggles with vehicular overcrowding during events.

Historical Context and Current State

Arlington, historically known as the largest U.S. city without mass transit, experimented with a limited bus service called Metro Arlington Express from 2013 to 2017. However, this initiative was short-lived. Currently, the city employs a rideshare program, ‘Via Rideshare,’ which, while helpful, doesn’t fully address the traffic issues in high-density areas.

The Rise of Built-to-Rent Communities

Addressing Housing Shortages

The DFW area, especially Collin County, is experiencing rapid growth, leading to a housing shortage. Built-to-rent communities are emerging as a solution, with notable developments in Princeton and Frisco. These communities offer a mix of single-family homes and townhomes, complete with amenities found in master-planned neighborhoods.

Princeton’s Expansion

The upcoming project in Princeton will feature over 400 homes, aiming for completion by April 2024. This development reflects the growing demand for housing in one of the nation’s fastest-growing counties.

Frisco’s New Community

In Frisco, another built-to-rent community is set to emerge near the PGA of America headquarters. This project, comprising around 215 homes, will include townhomes and cottage-style residences, catering to the city’s burgeoning population.

A Major Development in Crowley: The Caris Community

Viridian-Inspired Master-Planned Community

Crowley, a city just south of Fort Worth, is poised to welcome a significant development: the Caris Community. Modeled after the successful Viridian community in Arlington, Caris promises to bring a similar level of quality and amenities to the area. The Nehemiah Company, the brains behind Viridian, aims to replicate its success in the southern part of DFW.

What to Expect in Caris

Spanning over 500 acres near downtown Crowley, Caris will include around 2,500 homes, offering a mix of townhomes and single-family residences. The variety of builders, including Chesmar Homes, Highland Homes, David Weekley Homes, Village Homes, and Cadence Homes, ensures diverse architectural styles and options for potential homeowners.
